What a building and pest inspection leaves out
Under Australian Standard 4349.1, a pre-purchase building inspection does not have to inspect or report on the electrical installation, the smoke alarms, or the light switches and fittings. The same standard says new owners should get a report on the electrical installation from a suitably qualified person.
The two reasons to book one
The first is cost. Unsafe electrical work can cost a buyer thousands of dollars to put right, and an inspection finds it before you have bought the house.
The second is negotiation. You get a report and a quote to fix anything we find, and you can use both in your negotiation with the seller.
How it works on the day
If you have a building and pest inspection booked, call us and we can coordinate so the electrical inspection happens at the same time. It usually takes an hour to an hour and a half.
If you are there, we will run you through what we found, answer your questions and check anything else you would like us to look at.
